YOU ARE INSURED - IS YOUR CUSTOMER?

If you are an Architect, Contractor or Project Manager doing large property extensions or alterations, your customer’s property insurance will be invalidated once the buildings work starts. Most Property Owners are unaware of this. 

Building Works may leave your customer without any or limited insurance.

  • Property Owners are potentially at risk of their insurance policies being deemed invalid. This is due to most property insurance policies being based on the structure of the property as it stood when the policy was taken out.
  • Property Owners must advise their insurer of the building works, prior to any works being carried out.

Conventional insurance policies can fall woefully short of the sort of cover your customer will need if they are doing large property extensions or alterations to their property.

Any building works is an ‘Insurance Material Fact’ that must be referred to your insurance provider before the work commences. In many cases your customer’s current insurer will stop providing cover or significantly reduce the cover that they can provide during the works period.

  • Home Works - “All Risk Cover” for the  New building being constructed or the Existing Building Undergoing Conversion, Refurbishment, Extensions Basement and Underground works etc.
  • Non-negligence - To cover physical damage to neighbours properties and adjoining walls that were not caused by the Contractors negligence
  • Contract Works - “All Risk cover” to rectify or replace any physical damage to the work whist the work is in progress 
  • Defects Insurance - To cover any Defaults or faults that manifest in the works after practical completion for a period of 10 – 12 years
  • Insurance Backed Guarantees - To guarantee the Contractors Workmanship Guarantee if the Contractors falls into Bankruptcy or insolvency and therefore the Contractor cannot fulfil their workmanship promises. 
  • Single Project Insurance - This the same as Home Works and Contract Works, Individually or combined, the policy is taken out for the duration of the works and can include Public and Employers Liability with the added ability to add joint Insured’s
